RIVERTON — The latest large-scale commercial development project in the southern end of Salt Lake Valley is scheduled to get underway in a few short days. Wielding ceremonial gold shovels, a group of civic and business leaders “broke ground” Wednesday on a new mixed-use project called Mountain View Village.

Spread across 85 acres at 13400 South and 4500 West — the development will include retail, restaurants, an office complex, a gym, and a hotel with a full luxury theater, explained Chris Byers, senior vice president of leasing for CenterCal Properties. The California-based retail real estate firm also developed Station Park in Farmington.

A key feature of the Riverton development will be a community gathering space, where people will be able to visit with friends and family, take in free entertainment, such as open-air concerts, and enjoy an eagle statue and fountain area, Byers said. CenterCal commissioned a sculptor to create a bronze cast eagle statue that will be the centerpiece of the project's fountain, she added.

“It’s a community space for Riverton, and the economic impact will be significant, too,” she said. “What we’re building is something that will feel good for everybody.”

Byers said the development would be constructed in three phases, with official construction of the first phase of the anchor retail area to begin next week. The second phase will include additional specialty retail, and the third phase will focus on the office complex, she said.

Harmons has already signed on to be the first retail tenant of the project, she said, with plans to build a prototype grocery store. Other tenants will be announced as lease agreements are signed, she said. Phase one is scheduled to open in summer 2018.

For local civic officials, the development will provide much-appreciated funding for important municipal projects and other community needs.

“There is also revenue for the school district, and all the governmental entities that charge property tax will benefit from this,” said Riverton Mayor Bill Applegarth. When completed, the project will be a place where “great happiness will occur” as families spend time together enjoying the various activities that will be available to them, he said.

“As Riverton continues to grow, we knew we needed a central place for people to congregate,” Applegarth said. “Mountain View Village will have so much to offer to our community, in retail, entertainment, restaurants, and a place to just visit with family and neighbors.”

The mayor said the city has spent the past decade preparing for an opportunity to develop the parcel located along the southern route of the Mountain View Corridor. Over the years, nearby thoroughfares have been expanded to improve mobility for the area’s growing population, he noted.

“We have it planned out well,” he said. “We have all the infrastructure and (utilities) to handle this new development. We’ve just been waiting for the right developers to come along.”

Applegarth said thus far residents have been quite supportive of the new project.

“In the public hearings that we held, there was not one resident who came and gave a negative comment about this development,” he said.

He added that great care has been taken to respect the residents who live in the area so that they aren't impacted any more than necessary.

“With any development, you have to consider the people who were already here and protect them,” Applegarth said. “We don’t want to throw residents “under the bus” and build something next to them that is not compatible with them.”
